In a pivotal move for Malaysia’s logistics landscape, Exio Logistics Sdn. Bhd. (“Exio”) has inaugurated the construction of its state-of-the-art logistics hub in the City of Elmina, Shah Alam. The groundbreaking ceremony, officiated by YB Anthony Loke Siew Fook, Minister of Transport, and attended by YB Ng Sze Han, Selangor State Executive for Investment, Trade and Mobility, and Kinrara Assemblyman, marks a significant milestone in the region’s supply chain evolution. This initiative isn’t just about building a warehouse; it’s about setting a new benchmark for sustainable, automated logistics solutions in a burgeoning market.
At the heart of this development lies a 22-acre freehold plot in Elmina East, fully leased to Storio Sdn. Bhd. (“Storio”). The facility, comprising Storio Hub 1 and 2, boasts an impressive 500,000 square feet of floor space, accommodating 117,000 pallet positions with a throughput capacity of 240 pallets per hour. These figures aren’t just statistics; they represent a quantum leap in efficiency and capacity for Malaysia’s e-commerce and supply chain sectors.
Exio’s logistics hub is more than just a storage facility; it’s a testament to the future of automated, energy-efficient warehousing. The hub will feature an advanced Automated Storage and Retrieval System (ASRS), including Automated Guided Vehicles (AGVs), stacker cranes, and automated palletisers. This technology maximises storage density by utilising vertical space, achieving 4.47 times higher efficiency than traditional warehouses. The modular design and phased expansion approach ensure the facility can adapt to future market demands, optimising land utilisation and operational efficiency.
Sustainability is at the core of this project. Exio’s hub is designed to achieve GBI NRNC Silver and LEEDv4 Gold certifications, integrating smart logistics technology with sustainable infrastructure. The facility targets a 24% reduction in energy consumption, supported by an 815 kWp solar photovoltaic system. Rainwater harvesting systems reduce potable water usage by 15%, and the use of recycled or sustainably sourced materials further emphasises the commitment to environmental responsibility. Importantly, 8% of the site is allocated to green landscaping, promoting carbon sequestration—a clear indication that the project aims to give back to the environment as much as it benefits from it.
The logistics hub has secured RM350 million in green financing through a fully subscribed green bond, aligning with ASEAN Green Bond Standards. This financial backing not only reinforces investor confidence but also underscores the growing demand for environmentally responsible infrastructure. Dato’ Lee Chun Fai, Group CEO & Managing Director of IJM Corporation Berhad, emphasised the strategic importance of this investment, stating, “This investment aligns with IJM’s long-term strategy to expand into high-growth sectors, capitalising on the increasing need for modern, technology-driven logistics solutions.”
The joint venture between IJM RE Sdn. Bhd. and FMM Elmina Sdn. Bhd. leverages IJM’s construction expertise and the market knowledge of FMM Elmina’s investors. Tan Sri Dato’ Teo Chiang Hong, a partner in Exio Logistics Sdn. Bhd., highlighted the synergy, saying, “As supply chains evolve, so must the infrastructure that supports them. This collaboration enables us to develop a logistics facility that integrates automation, efficiency, and sustainability.”
Strategically located within the Selangor growth corridor, the hub provides seamless access to Malaysia’s largest trade gateways, including Port Klang and Kuala Lumpur International Airport (KLIA). This connectivity positions Exio’s hub as a key logistics gateway, vital for businesses aiming to optimise distribution efficiency. Construction is set to commence immediately, with handover to Storio targeted for the first quarter of 2027. IJM Construction Sdn.
